Whether you are a tenant looking to dilapidate your existing office before vacating or a landlord looking to revamp your building use our skillset to define your requirements, working with your to create a design solution the maximises the potential and profitability of the project.

To understand the client, site, project scope, design issues & desired project outcome and vision, enabling us to define the brief & move forward to the design concept stage. Inspiration boards may be shown to better understand the clients’ requirements. Identify fit-out guidelines and building restraints. Establish communication with Principal designer.

Carry out research & development for a conceptual design scheme. Consideration of quality assurance and sustainability. Produce mood & inspiration boards along with 2D CADs & concept 3D visuals. Produce outline specification. Carry out design risk assessment and preliminary building regulations review. Produce a design programme. Create a client presentation package.

On approval of the conceptual design, requested amendments will be made to finalise the scheme. This stage will also include enhanced 2D CAD drawings, FF&E specification, photorealistic, rendered
visualisations, material selection inc. samples, mood boards & presentation documents for final client sign off. Update design risk assessment, building regulations review and design programme.

Refinement of the design, preparing the necessary drawings and documentation for tendering. Typically this would include the following: Schedule of work, drawing issue sheet, demos, GA plans, reflected ceiling plans, power & data, floor finishes, wall finishes, joinery, finishes schedule, signage, elevations, sections, furniture, design details, specification & schedules.

On hand throughout the construction phase to support the site team and assist with any questions that arise. We can also undertake site inspections and progress review meetings, assist with the project handover during construction.

    Workplace Design - CAT A Plus

    Maximise the potential clientele by creating a ‘plug and play’ workplace for incoming tenants.

    A solution that is becoming more and more attractive to a younger generation meets the needs of many entrepreneurial companies with a co-working ethos.

    CAT A Plus would include features that will make the space ready for occupation immediately. Typically this would consist of, floor finishes, power and data, open plan desks positions, breakout furniture, tea-point facilities, a small amount of storage and meeting space.

    This solution is ideal for start-up and smaller companies that may not have the time or ability to afford a CAT B fit-out.
